How to Sell Your Property Fast

Whether it's your personal property or a property in your investment portfolio there comes a time when you want to sell.
When selling a property your ultimate goal is to sell your property fast and at a good price. Unfortunately most people do the opposite of what is needed in order to achieve this goal. But the good news is that by implementing a few simple ideas you can distinguish yourself from others and sell your property faster and at a high price.
Staging
Staging a property is a must. If you were to implement only one of the ideas discussed here, this would be it. You go to an interview dressed to impress, why wouldn't you do that for your house? Staging a home is an art, and I recommend enlisting the help of a home stager. There is a cost associated with hiring a professional stager but the amount of money you save selling your property faster and at a higher price outweighs the cost of staging. Professional stagers come to your home, decorate and furnish it to attract the most number of buyers.

If you chose to stage the home yourself here are some pointers to keep in mind
  • Paint the walls using a neutral paint colour with a darker feature wall
  • Remove family photos and other personal objects. Replace with other pieces of art such as paintings.
Kitchen
  • Keep all counters clutter free. (no appliances or drying racks)
  • Remove any fridge magnets
  • Add some bottles of decorative oils on the counter 
  • Make sure the counter tops, stove, and sink are all clean
Washrooms
  • Keep counters clutter free
  • Put toilet seat and cover down
  • Clean toilet, sink and shower
  • Hang towels on rack and fold a few to place on counter
  • Place some bottles of lotion on the counter
Living Room
  • Furnish with couch/chair
  • Hang one nice painting
  • Have a tall plant
Remember to keep your property staged until you accept an offer and all conditions have been removed.

Pricing
Pricing a property correctly will ensure people will see your property when searching and increases the number of people wanting to write an offer.
The number one mistake people make when pricing is that they try to experiment with a higher list price to see what they can get. This method can seriously backfire and leave your property on the market for a long time and sell at a much lower price.

The First two weeks of listing are the most critical. That is the time where you will get the most number of calls and visits to the property. Having an unreasonable Price will deter people from viewing your property. Your Realtor should be able to give you a fair listing price.

Social Media
Selling you home is like any other type of selling and you need to have a good marketing strategy. Social media is one of the fastest and most convenient ways to connect to people (including a potential buyer) . Use Facebook, Twitter and other social media to your advantage. Give people links to a video of your home and tell them the benefits of buying your property. Get creative and create buzz.

Good Real Estate Agent
Last but not least, enlist the help of a good real estate agent. A good agent is worth every penny. You can try to sell your property through For Sale By Owner, but the amount of time and energy that you put in is usually not worth it. A good Realtor can do all of the above mentioned work for you and make selling your home a breeze.
